VELUX Recessed Flashings W/ Installation Productions 78x140cm EDJ MK08 2000
Typical applications and suitability
This flashing kit is intended for pitched tile roof installations where a 78×140cm VELUX roof window or compatible Sun Tunnel system is being fitted. It is suitable for both new build construction and refurbishment work on existing properties. The recessed tile flashing design allows the window to sit flush with the roof plane, maintaining the roof's visual consistency. The 90mm flashing depth accommodates standard tile profiles on typical UK pitched roofs.
- New build roof window installations on pitched tile roofs
- Refurbishment and retrofit projects upgrading existing roof openings
- Compatible with VELUX roof window and Sun Tunnel ranges in the 78×140cm size
- Pitched tile roofs with standard tile profiles
Installation and on-site preparation
Before installation, ensure the roof opening is cut to the correct dimensions for the 78×140cm window and that the roof structure is sound and level. The BDX 2000F installation frame should be positioned in the opening and secured according to VELUX installation instructions. The 90mm tile flashing is then integrated with the surrounding roof tiles to create a weather-tight seal. Proper alignment and securing of both the frame and flashing are critical to prevent water ingress. All fixings should be checked for tightness before the roof is considered complete.
- Verify roof opening dimensions match 78×140cm specification
- Check roof structure is level and structurally sound before fitting
- Install BDX 2000F frame securely in the opening
- Integrate 90mm tile flashing with surrounding roof tiles
- Ensure all fixings are tight and weather-tight seal is complete
Weather-tightness and maintenance
The recessed flashing design with 90mm depth provides reliable weather protection when installed correctly. After installation, inspect the flashing and surrounding tiles to confirm the seal is complete and no gaps remain. During routine roof maintenance, check that tiles remain secure around the flashing and that no debris has accumulated in the junction between the window frame and roof. Clear any moss or lichen growth promptly to maintain water run-off and prevent pooling. The flashing itself requires no special maintenance but should be visually inspected annually as part of general roof care.
- Inspect flashing and tile junction immediately after installation
- Check annually that tiles remain secure and seal is intact
- Clear debris and moss from around the window frame
- Ensure water runs freely away from the flashing
- Report any gaps, cracks or movement to a qualified roofer
Limitations and compatibility
This flashing kit is specifically sized for 78×140cm roof windows and is not suitable for other window dimensions. It is designed for pitched tile roofs and is not appropriate for flat roofs, slate roofs, or other roof coverings without modification. The kit is compatible with VELUX roof window and Sun Tunnel systems; compatibility with other manufacturers' products should be confirmed before purchase. Installation should be carried out by a competent roofer familiar with VELUX systems to ensure warranty validity and proper weather protection.
