Typical applications and suitability
This flashing kit is engineered specifically for 55×78cm VELUX roof windows installed into standard tile roof constructions. It is equally suitable for new build installations where roof windows are incorporated during initial construction and for refurbishment work where windows are retrofitted into existing tiled roofs. The 120mm tile flashing accommodates standard tile lap dimensions and integrates visually with typical UK roof finishes. Do not use this kit for roof windows of different dimensions or on non-tile roof types such as slate, metal, or flat roof systems.

Installation and on-site assembly
The kit includes all necessary installation products, meaning no additional flashing components or fixings need to be sourced separately. Before installation, ensure the roof opening is correctly sized and prepared to manufacturer specifications. Position the flashing unit so the 120mm tile flashing sits properly under the upper roof tiles and over the lower tiles, creating a continuous weather-tight overlap. The BDX 2000 components should be assembled and fitted according to the included instructions. Ensure all fixings are secure and sealed appropriately to prevent water ingress. Installation should be carried out by competent personnel familiar with roof window fitting and safe working at height.

Maintenance and long-term performance

Clear any debris such as leaves or moss from around the flashing to maintain water drainage. Check that sealant remains intact and reapply if cracking or deterioration is observed. The system is engineered for durability in typical UK climate conditions; however, exposure to extreme weather or poor installation will compromise performance.

Limitations and important notes
