Suitable applications and roof types

This flashing is engineered for use on flat roofs, pitched roofs, and roof dormer installations where VELUX skylights are fitted to timber frames. It is approved for both domestic properties and commercial buildings. The flashing accommodates a range of skylight configurations and roof layouts at the 114x118cm size. However, it is only suitable for roof pitches up to a maximum of 45 degrees. If your roof pitch exceeds 45 degrees, you will need to select an alternative flashing product designed for steeper pitches.

Installation and positioning

Install the flashing around the VELUX skylight opening before or during the roofing membrane or tile installation. The flashing must sit flush against the timber frame to create an effective weather-tight seal. Position the flashing so that the upper edge sits beneath the roof covering above the skylight, and the lower edge sits above the roof covering below the skylight. This overlapping arrangement directs water away from the skylight frame. Ensure the flashing is securely fastened according to VELUX installation guidance and your roofing material specifications.

Maintenance and durability

The plastic construction of this flashing provides excellent durability and weather resistance in exposed roof environments. Inspect the flashing periodically, particularly after severe weather, to ensure it remains securely fastened and that no gaps have developed around the skylight perimeter. Clear any debris, moss, or lichen growth from the flashing surface to maintain water drainage. The plastic material does not require painting or specialist treatment. If damage occurs, the flashing should be replaced to maintain the weather-tight seal.

Important limitations and compatibility

This flashing is designed exclusively for VELUX skylights installed in timber frames graded F16 and F24. Do not use this flashing on roof pitches exceeding 45 degrees, as it is not engineered for steeper applications. Confirm that your timber frame grade matches the specification before purchase. The 114x118cm size accommodates a range of skylight configurations, but verify the dimensions match your specific VELUX model to ensure proper fit and weather-tight performance.
