Typical applications and installation location
This flashing is installed at the junction between a roof window frame and the surrounding roof tiles on pitched roofs. It sits beneath the upper tiles and above the lower tiles, creating a stepped overlap that directs water down and away from the window opening. The flashing is suitable for both new-build and retrofit installations in domestic properties and commercial buildings. It must be installed on roofs with a pitch suitable for tiled construction and where the roof height does not exceed 2 metres.

Installation and fixing

Durability and maintenance
The FSC-certified 94 Spruce timber and silane-coated steel finish are engineered for long-term weather resistance. However, the flashing should be inspected annually, particularly after severe weather, to ensure the seal remains intact and no debris has accumulated around the window opening. Check that all fixings remain tight and that the silane coating shows no signs of damage or corrosion. Keep the flashing and surrounding tiles clear of moss, lichen, and leaf debris to maintain water drainage.

Limitations and site considerations
This flashing is designed specifically for pitched roofs up to 2 metres high and is not suitable for flat roofs, very shallow pitches, or higher installations. The 94 x 118mm size is standardised for PK06 roof windows; ensure you have the correct flashing size for your window model before ordering. The silane coating provides excellent weather resistance but is not a substitute for proper installation technique. Poor installation or failure to maintain adequate tile overlap will compromise the watertight seal regardless of material quality.
