What this product is and who it is for

This flashing is a protective barrier installed at the junction where wall tiles meet masonry or substrate surfaces. It is used by professional tilers, builders, and serious DIY installers working on domestic bathrooms, kitchens, commercial wet areas, and external tile applications. The product suits any project where a reliable watertight seal between tile and wall is critical to prevent damp, mould, and structural damage.

Sizing and compatibility

The 978 x 660mm dimensions suit walls up to 2m high. Confirm your wall height and tile dimensions before purchase to ensure this size covers your junction area adequately. The flashing is compatible with standard ceramic and porcelain tiles fixed to masonry, concrete, or plasterboard substrates. Check that your substrate is sound, clean, and dry before installation.

Pack contents and adhesive/sealant specification

Each pack contains the plain tile flashing sheet, bitumen-based adhesive (BDX), and butyl rubber sealant (BFX). The BDX adhesive bonds the flashing to the substrate, whilst the BFX sealant creates a flexible, watertight seal at tile edges and junctions. Both components are included and formulated to work together for long-term performance in wet conditions.

Pre-installation checks and preparation

Before fixing, inspect the wall surface for cracks, dampness, or loose material. The substrate must be clean, dry, and structurally sound. Remove any old sealant, grout, or debris from the tile-to-wall junction. Ensure the wall is level and plumb, and that tiles are already fixed or ready for installation. Check that you have adequate ventilation in the work area, particularly if working in enclosed wet rooms. Confirm the flashing dimensions match your wall height and tile layout.
