Typical applications and suitability

This flashing is designed specifically for integration with compatible VELUX roof window systems in pitched tile roofs. It is suitable for domestic and light commercial applications where a roof window is being installed into existing or new tile roof construction. The 1340×1600mm size accommodates standard roof pitches and tile configurations typical in UK residential construction. Use this flashing in new build projects or when refurbishing existing roofs to add daylight and ventilation to upper floor rooms.

Installation and positioning

The flashing must be positioned around the VELUX roof window frame before roof tiles are laid or reinstated. The included BDX 2000 bracket secures the flashing to the window frame, ensuring it remains stable during installation. The profiled design is engineered to match standard tile profiles, allowing tiles to be laid over and around the flashing edges. Ensure the flashing is level and properly aligned with the window frame before securing the bracket. The weather-tight seal is created by the overlap between the flashing and roof tiles, so correct positioning is essential to prevent water ingress.
