Velux EKW CK01 2021M Tile Flashing Classic Side-by-Side w/BDX - 550x700mm

Typical applications and installation location

This flashing is used on pitched tile roofs where two compatible Velux roof windows are installed side by side. The 550×700mm dimensions suit standard window sizes in this configuration. The flashing is positioned at the interface between the window frame and the roof tiles, creating a weathertight seal that prevents water ingress around the window perimeter. The BDX bracket secures the assembly to the roof structure, ensuring stability and load distribution across the roof surface. This product is appropriate for residential and light commercial pitched roof applications.

  • Install on pitched tile roofs only, not on flat or low-pitch surfaces
  • Position flashing between window frame and roof tiles before securing windows
  • Use the included BDX bracket to fix the assembly to the roof structure
  • Suitable for new build and refurbishment projects
  • Designed for side-by-side window configurations only

Installation and securing the flashing

The flashing must be installed before the roof windows are fully secured. Position the flashing unit over the roof opening, ensuring the BDX bracket aligns with the roof structure beneath the tiles. The bracket provides the primary mechanical fixing point and must be secured to the roof rafters or supporting structure using appropriate fixings for your roof type. Once the bracket is secure, the flashing can be sealed to the window frame and roof tiles using suitable roofing sealant or flashing tape, depending on your roof material and local building practice. Ensure all edges are sealed to prevent water penetration.

  • Install flashing before securing the roof windows in place
  • Align BDX bracket with structural supports beneath the roof tiles
  • Secure bracket using fixings appropriate to your roof structure
  • Seal all edges between flashing, window frame, and roof tiles
  • Check that the centre pivot operation is not obstructed after installation

Maintenance and on-site considerations

The flashing requires minimal maintenance due to its durable construction. Periodically inspect the sealant around the flashing perimeter, particularly after severe weather, to ensure the weathertight seal remains intact. The centre pivot operation allows windows to open for cleaning and maintenance access without removing the flashing. When opening the windows, ensure the pivot mechanism operates smoothly and does not strain the flashing seal. In areas with heavy leaf fall or debris accumulation, keep the flashing edges clear to maintain water drainage and prevent blockages that could compromise the seal.

  • Inspect sealant annually and after severe weather
  • Keep flashing edges clear of debris and leaf matter
  • Use centre pivot operation for window cleaning and maintenance
  • Do not force the pivot mechanism if resistance is felt
  • Reapply sealant if cracks or gaps develop around the flashing perimeter

Limitations and compatibility

This flashing is engineered specifically for side-by-side Velux roof window installations and is not suitable for single windows or other configurations. The 550×700mm dimensions are fixed and must match your window opening size. The flashing is designed for pitched tile roofs and will not provide adequate weatherproofing on flat roofs, low-pitch surfaces, or non-tile roof materials. The BDX bracket is included and must be used as specified; alternative fixing methods may compromise the weathertight seal and structural integrity. Always verify window compatibility before ordering and follow Velux installation guidance for your specific window model.

  • For side-by-side configurations only; not suitable for single windows
  • Pitched tile roofs only; not for flat or low-pitch applications
  • Fixed dimensions 550×700mm; verify opening size before installation
  • Use included BDX bracket; do not substitute with alternative fixings
  • Confirm window model compatibility with Velux documentation
