Installation and application

This flashing is installed around the perimeter of a rooflight opening to prevent water ingress where the rooflight meets the roof structure. The 78×140cm profile suits most standard rooflight openings and is particularly useful in confined roof spaces where larger flashings would be difficult to manoeuvre. Installation should be carried out during rooflight fitting, before roof covering is applied. The flashing sits between the rooflight frame and the roof structure, creating a continuous seal. Ensure the timber frame is clean and dry before positioning the flashing, and follow the rooflight manufacturer's installation instructions for securing and sealing.

Material properties and durability

The flashing is manufactured from 4mm EPDM rubber, a synthetic rubber compound engineered for long-term weather resistance. Black EPDM construction resists UV exposure, preventing degradation from prolonged sunlight. The 4mm thickness provides a reliable seal without excessive bulk, allowing the flashing to sit neatly within confined roof spaces. On-site handling and maintenance

Store the flashing flat and protected from direct sunlight before installation to prevent unnecessary UV exposure. Handle carefully to avoid creasing or tearing the rubber. Once installed, the flashing requires minimal maintenance; periodic inspection during roof maintenance checks will confirm the seal remains intact. If debris accumulates around the flashing, gently clear it to prevent water pooling. The EPDM rubber does not require painting or coating. In the event of damage, the affected section should be replaced rather than repaired to maintain a reliable watertight seal.
